Property-Search Portals: SUUMO, HOME'S, athome and Their Quirks

Japan apartment search sites are the starting point of almost every rental hunt, and three names dominate them: SUUMO, LIFULL HOME'S, and athome.123 Knowing how these portals actually work saves time, because the same room repeats across sites, filter checkboxes overpromise, and some listings are already gone before you call.

Overview

Rental portals are advertising channels that real estate agencies use to list properties, not marketplaces landlords post to directly.45 An inquiry submitted through SUUMO, for example, is forwarded from Recruit to the agency that posted the listing, and that agency typically replies by email or phone within two to three days.4

The same unit is often listed by several agencies at once, so an identical room can appear with different photos or slightly different terms depending on which posting you find.5 Portals are ad-funded: listing agencies pay advertising fees to post, and which portal carries a given property partly reflects each agency's advertising spend (as described by a practitioner source; the agency-posted mechanism itself is confirmed by SUUMO's own usage guide).54

The Three Major Portals

SUUMO, LIFULL HOME'S, and athome are the three nationally dominant general rental portals. Each is described here on its own terms, with no ranking and no recommendation among them.

SUUMO

SUUMO is operated by Recruit.1 Its rental top page displayed 9,599,081 rental postings (as of 2026-09-06; confirm current figures with the portal's own listing page).1 These are same-day observed postings under SUUMO's own counting method, not a census of unique rooms, so treat the number as a snapshot rather than a verdict on market leadership.

SUUMO's rental search offers condition filters including pet-allowed and pet-negotiable options, no-key-money options, no-guarantor options, and no-brokerage-fee options, alongside theme collections such as pet-negotiable rooms and no-brokerage-fee rooms.1 Its detail pages carry up to 20 photos per property plus a map and the listing agency's store information.4 SUUMO also links English-language foreigner guide pages from its rental area.1

LIFULL HOME'S

LIFULL HOME'S is operated by LIFULL Co., Ltd.2 Its rental top page displayed 6,446,781 rental postings (as of 2026-09-06).2

The site states that its listing information is updated three or more times per day and describes itself as number one in listing freshness (as of 2026-09-06).2 That freshness claim is the site's own marketing, not an independent finding.

LIFULL HOME'S offers condition and theme searches including pet-allowed (negotiable) rooms, no-guarantor rentals, and zero-deposit-and-key-money rooms.2 It also publishes an in-house rental guide series covering renewal fees, initial costs, and contract documents.2

athome

athome (アットホーム, "at home") is a national real estate information site operating its own rental portal.3 Its rental top page displayed 2,504,385 same-day postings (as of 2026-09-06).3

The site describes itself as number one among rental information sites in listed real-estate store count (as of 2026-09-06).3 That store-count claim is the site's own marketing, not an independent finding.

athome offers search by region, train line and station, map, and route map, plus theme and preference-condition search.3

Smaller Players and Specialist Channels

General smaller portals

CHINTAI (CHINTAIネット, "CHINTAI net") is a national general rental portal with search by line, station, address, map, commute, rent相場, and roughly 100 preference themes.6 Its theme collections include pet-negotiable rooms, zero-deposit-and-key-money rooms, no-guarantor rooms, and triple-zero rooms covering deposit-free, key-money-free, and brokerage-fee-free postings.6

Foreigner-oriented search channels

CHINTAI maintains a foreigner-oriented rentals theme collecting properties open to foreign-tenant consultation.6 SUUMO links English-language foreigner guide pages from its rental area.1 Dedicated foreigner-specialist agencies, with their pricing patterns and trade-offs against mainstream agencies, are a separate topic outside this article's scope.

Why the Same Property Appears on Every Portal

Because portals are advertising channels agencies pay to list on, one property is routinely brokered and posted by multiple agencies, so identical rooms recur across portals and across postings within a single portal.54 Some agencies post on only one portal, so no single site shows the full market (practitioner-reported).5 Each posting agency sets its own presentation, which is why the same room can show different photos or slightly different terms from posting to posting.5

The flow from room to renter looks like this:

Take the room to any brokerage, not just the posting one

The room exists independently of the portal page where you found it. A practitioner workflow is to send a found listing's URL to whichever brokerage you want to contract through, then compare the full cost stack before committing (practitioner-reported workflow; the room-versus-posting distinction follows from the agency-posted model).54

Reading Filters and Search Checkboxes

Filter checkboxes and theme collections screen each portal's listing database, and every major portal exposes them.126 They reflect agency-entered listing data under the agency-posted model, so use them to shortlist, not as a landlord-signed promise.4

Foreigner-friendly and pet-allowed filters

Pet-allowed search exists on all three major portals plus CHINTAI, labeled pet-allowed, pet-negotiable, or pet-allowed (negotiable) depending on the site.126 A negotiable label means exactly that: species, size, and headcount terms are set per property, so confirm before assuming your pet qualifies.12

Foreigner-oriented entry points observed at research time include CHINTAI's foreigner-oriented theme and SUUMO's English foreigner pages, with exact filter labels varying by site (often rendered as foreigner-consultation-OK, foreigner-oriented, or move-in-consultation-possible).61 No single exact checkbox string could be verified across all portals, so expect the label to differ and read what each one screens on.

A checked box screens listings, it does not bind the landlord

Portals filter agency-posted listings; the landlord's actual acceptance of pets or foreign tenants is settled at inquiry and screening.4 A filter hit earns a phone call, not a presumption.

Cost-structure filters

No-key-money filters appear as no-key-money, zero-deposit-and-key-money, or equivalent zero-deposit variants on all three major portals and CHINTAI.126 No-guarantor filters appear as no-guarantor-needed on SUUMO, HOME'S, and CHINTAI alike.126

Note the distinction inside that label: it filters the personal-guarantor requirement, while a guarantor-company contract may still apply to the same room. No-brokerage-fee entry points exist as no-brokerage-fee collections on SUUMO and as triple-zero rooms on CHINTAI.16

Photos, Floor Plans, and the Reality Gap

The typical photo-vs-reality gap

SUUMO's own usage guide presents photo-rich listings, with up to 20 photos per property, and equipment icons as the primary list-screening tools.4 Portal photos are agency-supplied marketing for the posting, so treat them as a shortlist tool and confirm the room in person.4

Discount wide-angle stretching, staging, and age: a photo cannot show noise, light at your hours, or wear outside the frame. The viewing, not the gallery, is the inspection.

Bait listings and how to spot them

False or improper ads mixed into portal listings are the recognized industry problem that the portal operators' self-regulatory body exists to prevent. The 不動産情報サイト事業者連絡協議会 (fudōsan jōhō saito jigyōsha renraku kyōgikai, "Real Estate Site Consortium") unifies listing-display rules and terminology across member portals for exactly this reason.7

Practitioner sources describe the stale-listing pattern behind the bait complaint: a renter inquires about a portal listing, is told it was just taken, and is then shown alternatives at the agency office (practitioner-reported; the deliberate-bait motive is an inference, not an observed fact).5 Heuristics consistent with a stale or bait posting include no stated move-in date and terms markedly better than comparable nearby rooms (practitioner-reported heuristics, not guarantees).5

Good to know

A listing with no move-in date deserves a phone call first

Availability turns over fast and postings lag decisions, and practitioner sources describe inquiring only to hear a listing was just taken.5 Confirm vacancy and the move-in date with the posting agency before spending a trip on the viewing.

The same room at different prices across portals

Each posting agency presents the same room separately, so displayed terms and fees can differ by posting.5 Compare the full cost stack of deposit, key money, brokerage fee, and guarantor-company fee rather than the headline rent.

Filter checkboxes reflect agency-entered data, not a landlord guarantee

Portals screen agency-posted listings, so a checked box narrows the database without settling the landlord's actual acceptance of pets, foreigners, or terms.4 Treat every filter hit as a shortlist entry to verify at inquiry and screening.
