Why an annual deep-clean matters in Japan

The health-adjacent risk is mold recirculated through the living space. Osoji Honpo states that visible black spots at the air outlet usually mean the unseen interior is heavily mold-covered.²

Kajitaku ranks odor on startup, cleaner air for babies and pets, and visible mold among the top reasons customers order the service.⁴ The company recommends professional cleaning once or twice a year, with twice a year for daily year-round use, homes with babies or elderly residents, allergy-prone residents, smokers, or pet owners.⁶

What the service includes

The standard visit follows the same shape at every major provider: protect the room, dismantle, wash, rinse, finish, reassemble, and test. The flow looks like this:

Standard wall-mounted units

The technician sheets the unit, walls, floors, and nearby furniture, then removes the front panel and filters for individual washing.¹² The heat exchanger and fan get a pressure wash with dedicated detergent and equipment, followed by a clean-water rinse.¹

Removed parts are usually washed in the bathroom, which the provider borrows and restores afterward.¹² Duskin confirms operation with the customer before and after work and carries wastewater away for neutralization rather than draining it in the home.¹

Expect the technician to borrow the bathroom

Parts washing needs a wet area, usually the bathroom or balcony. Clear access to it before the visit so work starts on time.¹²

Auto-clean-function and ceiling-mounted units

Units with automatic filter cleaning, or お掃除機能付き (osōji kinō tsuki, "with auto filter-cleaning function"), take longer and cost more because the cleaning robot unit and dust box must be handled.¹² Duskin gives 1.5 to 3 hours for these units, and Osoji Honpo gives 3 to 4 hours.¹²

Ceiling-mounted recessed units, or 天井埋込タイプ (tenjō umekomi taipu, "ceiling-mounted recessed type"), are a separate menu. Fujitsu Nocria X series and Sharp Airest series need special handling at multiple providers because of disassembly difficulty.²³

The same provider lists 23,100 yen per unit for auto-clean-function wall-mounted units, with a campaign price of 20,900 yen (as of 2026-09).² Kajitaku sells a Light plan covering the exterior and filter only, without disassembly washing, at a 9,700 yen campaign price against a 10,780 yen list price for 30 to 50 minutes of work (as of 2026-09).³

Kajitaku advertises aircon cleaning from 9,700 yen as its entry figure (as of 2026-09).⁴ Duskin sets a minimum order of 11,000 yen including tax per visit and notes prices vary by franchise store (as of 2026-09).¹ Duskin discounts two wall-mounted units in the same household by 5,500 yen tax-included, and two ceiling-mounted units by 3,300 yen (as of 2026-09).¹

Osoji Honpo wall-mounted options include full disassembly wash at 8,800 yen, anti-mold titanium coating at 3,300 yen, outdoor unit at 5,500 yen, bug cap at 1,100 yen, eco wash at 1,100 yen, and steam sterilization at 1,100 yen per unit (as of 2026-09).²

Ceiling-mounted options run higher: auto-clean-function surcharge 8,800 yen, titanium coating 5,500 yen, outdoor unit 8,800 yen, and eco wash 3,300 yen per unit, with 4-way outlet units priced by consultation (as of 2026-09).⁵

Duskin sells antibacterial coating for the heat exchanger at 2,750 yen per unit with about one year of effect per company testing, and outdoor-unit cleaning at 6,600 yen per unit (as of 2026-09).¹ Kajitaku instead bundles anti-mold antibacterial coating free in all aircon plans, stated effective about one year depending on environment.³

Pair two units in one visit to cut the per-unit price

Duskin discounts two wall-mounted units booked together by 5,500 yen. Ask neighbors in the same household to align timing before booking.¹

Floor-standing, window, corner, and business-use units are excluded from these residential menus.²³ Units more than 9 years after manufacture may be refused or left unguaranteed because makers end parts supply.¹²

Duskin (through its ServiceMaster network) and Osoji Honpo (a national franchise chain) sell aircon cleaning as a flagship standalone service with proprietary detergents and pressure-washing equipment.¹² Duskin cites 30-plus years of experience with licensed technicians retrained yearly on new models.¹ Osoji Honpo uses a patented ultrafine-bubble wash liquid and finishes every job with its original anti-mold agent.²

Dedicated aircon-cleaning specialists

Specialists compete on equipment and technique: proprietary pressure washers, brand-specific disassembly knowledge, and anti-mold finishes.¹² Their menus split finely by unit type, which makes them the safer pick for auto-clean-function or ceiling-mounted units.

House-cleaning company add-ons

Kajitaku, run by the Aeon group, sells aircon cleaning as one menu inside a wider house-cleaning lineup alongside bathroom, kitchen, range-hood, and laundry-tub cleaning, including bundled set products.³⁴ Its three plans (Light, Standard, Premium) let a buyer choose exterior-only care or full interior washing.³

Booking flow and language reality

The standard flow runs estimate request, phone contact, home visit, and confirmed work date:

Kajitaku takes web orders with manufacture-year and model-number entry and states no surcharges beyond the listed price, with paid options addable on the day.³ All three provider sites reviewed are Japanese-language with no English booking path found, so residents with limited Japanese should expect Japanese-only phone or web booking.¹²³

Have one tatami mat of clear work space ready

Providers need ladder space under the unit plus room for sheets and equipment. Move small furniture beforehand; staff shift what they can and work around the rest.¹³

When to book

Kajitaku recommends spring (April) and autumn (October): once a year, book autumn; twice a year, book spring and autumn.⁶ Spring prepares the unit before full summer operation, while autumn washes off summer grime before it sets and readies the unit for winter heating.⁶

Mild seasons also mean comfortable work conditions, easier booking, and frequent discount campaigns.⁶ Duskin warns that preferred service dates may be unavailable depending on season.¹

Black spot soiling at the outlet, or symptoms such as odor, noise, or falling performance, call for cleaning regardless of schedule.⁶

Book before the pre-summer rush fills up
